    Hey all. This lifelong Texan has gotten a job offer in Weston, FL. I am flying out Oct.25th to close the deal and look at houses/apartments. I might use an apartment for the first year to get settled in or buy a house if I find a good one.

    Any suggestions for areas in either Weston or Ft. Lauderdale? Price range for home is likely $175,000 to $200,000. (3 bedroom, 2 bath, 2 car garage) I might spend more but I would prefer to spend a bit less now and try to find a house later that I will be happy to stay in until retirement. (15 years)

    I hope this is my last job and last move.

    The only requirement is that there be a palm tree within view of at least one window. ( I love palm trees)

    175-200 is not going to get you much...if anything our here.

    Weston is an OK place to live, if you like afternoon showers and the smell of a swamp at night.
    I prefer living on the coast, for the nicer weather, sea breeze and ocean in my back yard.

    Martin and his wife are into real estate...I'm sure he'll chime in. The price range will be difficult.

    Just as a note, I live about 20 minutes from Weston and am 300 feet away from the water. My neighbor bought a new house and wants to rent his current house for a year. It's 3/2 on the beach but only 1 car garage. Nice art deco home, hard wood floors, etc. Lots of Palm Trees!

    Might consider doing something like this until you figure out the lay of the land and where you ultimately want to move to and get a better idea for home pricing in the area.

    If you find a 3/2 house with a 2 car garage in a decent neighborhood, let me know and I'll take 2! :)

    I'm house hunting now and there's nothing decent under 300K.. 500K+ will get you something really nice in a nice location..

    Check into Pembroke Pines, that may be a good fit for you.

    Check on realtor.com and do a search in Weston and Pembroke Pines.. Post back your results!

    Steven, as an old Florida hand, one thing you'll discover is that South Florida is all about water. Next to the water, it is millionaire row. Go a few blocks inland, you'll find cinder block crack houses. Depending on how far south you go, heading a ways inland can be rewarding. For example, the area west of Plam Beach is a major polo area.

    You just need to remember that the long part of Florida is nothing more than a huge underground drainage canal. There is an underground water system that starts in Northern Florida and eventually drains into Lake Okeechobee. From the big lake further south, things get funkier and funkier until you hit the Everglades where the land basically disappears.

    Not the best place for a car guy. But if you like fishing or diving, you'll be in seventh heaven.

    I have lived in Weston for 14 years and can answer any specific question you might have.
    When we moved here it was a small, way out west, area. Then hurricane Andrew hit (1992) and a lot of people from Miami took their insurance checks and bought homes here. This is because one of Weston's advantages is that it sits in the middle of an excellent road system. You can go south on I-75 and be at Miami international airport in 45 minutes, you can go east on 595 and be at Ft Lauderdale airport in 25 minutes, you can go north on the Sawgrass Expressway and link up with I-95 or the Florida Turnpike and anywhere from there, or you can go west on I-75 to Naples and the Fl. west coast. The public schools are excellent and other city/county services (fire, police, etc) are good.
    The negatives are: real estate is very expensive, taxes are high and you're 30 minutes from the water.
    My advice: rent for a year, get to know the area then make an informed decision.

    Frank was right and wrong. My wife has her own real estate company and can help you in residential. I do commercial and land sales only.

    As for Weston:
    When I moved here 10 years ago I was always wondering why people moved there (nothing personal Roger :)). Living in Florida is about the water and the only water you find in Weston is swamp. In summer you have guaranteed rain in the afternoon. The closer you get towards the beach, the less it gets. The upside is, you get a very modern community with underground wires and new roads. New houses and nice landscaping. Prices are less than comparable homes east.

    My suggestion would be also to first move in an apartment and see all the areas before making a decission you may regret a year down the road. There are nice communities nearby that may fit your needs better. Pembroke Pines, Plnatation, Sunrise, Coral Springs, Parkland and others. You may elect to move east and drive daily west (little traffic) to go to work to be closer to bars, nightlife, etc. If you are a beach person you will find the 45min ride to the beach a drag.

    The other upside to renting is, if the market tanks (which I am convinced of) you can buy in a year for less than buying today.

    I think renting sounds like the best choice for right now. 300K is a bit steep for a first house not knowing where I really want to be yet.

    While I am down, I may give you and your wife a call. I am not sure how much time I will have during this first trip out with all the hooplah surrounding the job stuff.

    It looks like my duties will start right after the first of the year so that gives me time to sell the home here and find an apartment there

    I live in Weston, and have lived here for about 7 years. I absolutely LOVE it here!!!

    Anyone who refers to it as a swamp, obviously doesn't spend much time here. Unless you can afford a $5 million+ home on the water, most homes under $1 million out east are older, smaller, obsolete and surrounded by crap. As previously mentioned, Weston is very convenient to just about everything because of the great road systems. Typically, in most places in S. Florida once you leave pockets of nice homes (right on the water) there's crap all around that you have to drive through to get to the highways. In Weston, everything is clean and manicured. The entire city is nice so you don't drive through crap. Weston has great houses with good ammenities, good schools, low crime rate and is maintained properly. There are also a lot of parks, green spaces, and it is very family oriented. The ONLY bad thing about Weston is that there isn't any 'nightlife' as most people here have families, rather than a lot of party-type singles.

    Unfortunately, $200k won't buy much here. It will probably yield a townhouse.

    That is a very gracious offer. I truly wish I could come earlier but I am a district coach for North Texas State Soccer and I have All-Star training sessions on the Saturday and Sunday before I leave.

    I was researching what was between Miami and Okeechobee. Weston seems to be 30 minutes from the Miami office and less than 60 minutes to big bass in Okeechobee.

    What is the current situation? Seems like a bunch of nice 20+ year old homes in the $750k-$2M range.

    Prices all over South Florida have certainly changed since that original post!!

    Weston is still a great place to live. Prices for houses generally range from about $750k-$2.5M for regular houses, and $3M-$10M+ for larger custom homes.

    Weston is nice. I have friends that live there. It's easy access to I-75. It depends on where your office is in Miami. Traffic is a literal ***** in both directions. Unbearable. You must take that into consideration when choosing a home. Send address of office or something nearby. I'll evaluate.

    If so, look north my friend. Weston is nice but all of Broward and Dade is a complete **** show now. The traffic is insane. 595 is hellish. I used to live and work close to the address above. Was just there last week and the traffic east is insane round the clock. It would be infinitely easier to hop on 95 and the turnpike to get there from the north vs. doing the same going south.

    If you only go into the office a couple days and like to bass fish look north and west around me. Best spot for bass fishing is the Artur R Marshall refuge. Easy access at the south end in Parkland but I'd recommend the north end up in Boynton. The further North you go the better it is and the more you'll get for your money. You'll also have easy access to go north to Fellsmere and the Loxahatchee. The fishing in Broward absolutely sucks. It's called "the pipe" by locals for a good reason.

    I'd recommend renting though. Home prices are still ridiculous thanks to all the transplants. DM me for specific info and areas.

    Traffic is rough in that area. Personally, I would look at Aventura or Hollywood instead of Weston. I don't have school age children so schools don't enter into the equation. Mapquest has your office at 44 miles from my home in West Boca Raton. That area where the turnpike meets I95 is brutal. I work in Aventura occasionally. I ***** about the traffic every single time I'm down that way.

    You can live further north as Anthony suggests, BUT you still have to drive through the traffic. There are some really nice areas in Ft Lauderdale, hollywood and Aventura. Of course, I don't know your budget. 1-2 days a week won't grind on you that badly anyway. The further east you live, the better imho.

    Weston is as far west as you can get. The everglades are adjacent. But your office is way east near the ocean.

    I just noticed that address is in Miami. I thought you were going to the DuPont office off 62nd in north Lauderdale. :oops:

    FYI I lived in Coconut Creek and did the commute to Motorsports old HQ (which is close to the new one) for only one week when I realized it wasn’t doable and had to quit. Pure hell. That was years ago. Traffic down there is now a thousand times worse.

    Took my wife to the Aventura mall in January for her birthday and I was in shock just how bad the traffic is in that area. Anytime we try to go to the design district, etc. it is a colossal cluster ****. It can take you an hour sometimes to just go a few miles. lol it is the seventh circle of hell! :D God bless the people who do it!

    You might want to look into the Brightline. If it’s only two days it might be worth using it from better points north unless your into s and m. ;)
