On a side note years ago I had a basement flood in a rental property. A local plumber/hvac company came out to check out the furnace. They automatically said it needed a new furnace. I then had gas utility repair guy come in. I don't recall the pricing but it was something like $75 for the 1st 20 minutes and the $40 for every 15 minutes afterwards. I thought I was going to get screwed but the service tech was a old timer that dx and fixed it in about an hour. I ended up with a ~$250 repair bill all in. My lesson learned was not to be afraid of high labor costs. It just might end up being way cheaper than a lower rate.
