Does anyone know of any particular areas in broward or palm beach county where I can have a detached garage/space that I could use as a home shop? It seems that all the developments I come across fall into the Nazi association category.

I've come to the juncture where I need a bigger warehouse space but I thought I'd be better served by applying the monthly rent to a home. At least that way I won't be throwing away money that could be used to build equity.

In Palm Beach county you could look at properties in The Acreage. Smallest plot of land is at least 1.25 acres and you are free to do whatever you want. On the bad side, you are free to do whatever you want and some people out here take that to the extreme, so you may find a nice house with something that resembles Sanford & Son's junkyard right next door. Due to the recent "Cancer Cluster" title that this area has gotten, properties are dirt cheap.

I have a friend in the acres and thought about but the whole cancer scare made me think twice.

Too bad I can't convince my wife to move to palm city or I'd have a shop in a heart beat.

Our neighborhood (Steeplechase off Northlake Boulevard) allows this, but the workshop has to be visually attached, either by structure or landscaping. You would not call it a workshop, but rather label it 'garage'. The acreage is another good option that is less expensive.

Jupiter Farms has lots that are 1 acre or larger and limited building restrictions, and no cancer clusters like the Acreage. Loxahatchee has no restrictions, but is really far west.

However, like a previous poster stated, you have million dollar homes next to junkyards.

Another thing to be careful about is that a lot of these places have gravel or unpaved dirt roads that would scratch up your car, thats why most people out their have pickups or suvs.
Most of them have well water too, and they think this might be one of the reasons for the cancer, or it could be radon in the ground, so you want to drink bottled water.

Thanks guys. I'll be sure to look into Steeplechase and Jupiter Farms.

I was thinking there might be a few spots around Davie also. The crazy thing is my area has a side neighborhood that is unincorporated with big lots that would be perfect but they don't come up for sale often.

There should be plenty of areas around Davie. What about the area north of Pembroke Pines (not Weston) that is around 172nd avenue and Sheridan? It's called Horse Country or something like that and they houses are all on large lots.

There are also a few other neighborhoods just east of mine that have 1 acre or larger lots that would probably be okay with a workshop. Check out Horseshoe Acres or Square Lake they are just west of Military Trail on the south side of Northlake Boulevard. Steeplechase is the priciest of the three, but it really has the worst location being bounded by major roads / highways. I would see about horseshoe acres, it is more laid back and I know of one vacant lot that is over an acre and the owner is looking for around $200k.

Check out Park Place Car Condos -- Kevin is a regular here -- it will not be in your back yard, but you can have a shop and customize it however you want.

Thanks Scottie, I have met Kevin and I am aware of his excellent facility. Unfortunately I don't think it would work seeing that I am welding, grinding metal, hammering, etc. constantly and make quite a mess with a lot of noise. I'm sure the other patrons wouldn't appreciate having me around disturbing the peace. ;)

Thanks for the info Bill. Those areas seem perfect. I'm going to try and take a look up there soon.
