House Trouble. :(

    I have a little house in Charleston SC. Spent the last several days there, and looked it over pretty carefully as I'm getting ready to paint the inside.

    I noticed the door to the garage was separating from its casement and in fact a finish nail had backed out about an inch.

    My daughter spent the summer there so I asked her if she had been slamming that door hard, and she said: no.


    Odd.


    Hmmm...


    So I then noticed that the adjoining kick molding likewise was separating along the hall.....


    Looked in the laundry room next to it and noticed the molding there looked odd, so I poked it with my finger...and my finger went straight thru to the sheet rock.

    Uh-oh. Not good.

    With a finger I stripped out 2 feet of kick molding to reveal terrible termite damage.

    Bad.

    All this 5 minutes before I had to leave.

    I went under the house and all the joist and sub floor felt perfect to a screwdriver jab. Thats good. BTW, 12 year old house, I've had it 8 years.

    So I guess the next step is to pull all the sheetrock in the area and see how bad it is. and get a termite guy out to spray or what ever they do.

    I really feel like crap over this.

    Wow, that sucks. One of my parents friends bought a house one time. Two weeks later went it felt the floor in the living room, it was soaking wet. Called in the hard wood flooring guys, pulled the floor up, a lake under there living room floor.

    I'd probably suggest getting a termite guy out there twice a year from now on.. even then it'll be a crapshoot.

    they can treat a house that can last up to 10 years. They can pump termite control foam into the walls, treat the foundation, and repair the damage. that should be good enough, as long as the owner keeps an eye on the house.

    Yeah, that's what my wife said. Actually she said "well, if you would have had a termite guy do the twice yeary from the start this wouldn't be happening". I love her too.

    I would get a fairly respected home inspector to the house ASAP. Being the fact that the inspection is for yourself, you will get an honest report. You just found the things that YOU found. I would bet an inspector will come up with 10-12 other things you did not find!

    My neighbor's house had an entire exterior wall crumble due to termites. They, like you Uro, found a localized problem. They hired an inspector who said the entire wall had to go in order to save the house. It sucked for them but they nipped it in the bud, made the fix and their house is now fine. I wish you the best.

    Listen, I know your wife stung you with the "this wouldn't be happening if" comment, but, I dunno, poison might be a little over the top ;)

    Next tuesday I wll go down there and cut the sheetrock the whole length of the wall to see the scope of the problem. I think the whole process can be done from the garage side so the replacement sheetrock will be in the garage, which is good.

    I think the whole thing will be a simple (!!!) DIY project (except the spraying, I'll hire that).

    Same thing with my neighbors. There corrosion was in the garage. I didn't mean to sound like it was one of the large walls in their house; i.e. a whole living room or bedroom exposed! Their concerns echo yours but their relief came when they saw the corrosion was confined to one area. They replaced, repainted and they house looks fine. I hope the same goes for you. Let me know if you need me to ask them for any tips, etc. I'd be happy to do it.

    And mine. Does it never end? Jee-zus.

    We had some termites in the wood wall between the attached garage and the garden shed. Termite guy comes out once a year and so far no more problems. Thank God the rest of the place is block. Hope it works out as well for ya'..

    Had similiar problem in my sunroom. Taking off all the moldings around the windows, as the previous owner covered the inside with particle board instead of sheetrock. After removing the last molding the window falls out!!
    After that we could see and hear!! the carpenter ants munching!
    Stripped the whole room which luckily was tacky anyways. Ended up replacing a 22' wall as they tend to eat the framing.
    Called the pest control who had warrantied the work with PO.
    Thought i was a new customer, gave me big sales pitch. When he realized why i was calling he suddenly became very quiet...
    Good news the room came out looking much better as i was forced to start with a clean slate.
    The cause was mostly due to a poorly installed gutter above letting water seep behind. That and too many overgrown plantings against the house.
