    Hot water heater just gave out. 50 gallon gas heater. I paid $458 last week to replace one in rental and that seemed expensive to me. Any suggestions? Don't they cost about $250 for the heater itself?

    If YOU don't know a good plumber, we're all screwed! :)

    I've never found a plumber I thought was reasonable. I was once charged $800 to hook up my kitchen sink.

    I've used Le Fever's Plumbing 972.276.0921 several times & been very pleased.

    Yes, the hot water heater will run about $250, but add labor, supplies & many cities require a permit. Adds up quick!

    I just called the one I've used once before. I haven't had to use "real" plumbers in the past. Called Benjamin Franklin and they wanted $930 and my guy does it for $458.

    The issue is that most cities now require permits and require a licensed plumber to do a hot water heater install -- and you can't even buy a hot water heater in my town without having to apply for a permit. It's a racket for certain...

    BTW, what's the deal with water heaters needing a vent to the roof? I don't understand why it's necessary.

    And why do people call it a 'Hot Water Heater'. If the water is already hot, isn't it heated? Are you heating hot water?

    That would be my guess. Overexposure to DHMO was a problem even for cavemen.

    COLD water heater is replaced. Much easier than doing it myself and it was a mess. $495..done and done.

    Did the old water heater bust? Just make sure that you do everything you can to get rid of any moisture remaining.

    it was rusted and leaking, but didn't burst. It was in the garage on a stand alone open pedestal so no closet etc. Concrete floor.

    I had one burst last week on rental house in kitchen...messy. Got the call on thanksgiving night 6:15pm...oh the life of a landlord!

    I have a VERY reasonable plumber in the Southlake/Grapevine/Colleyville/Keller area. I'm having two 12 yr old, 50 gallon units replaced Wed morn as a preventative.

    He ran gas for us to our grill in the last house. Two bigger companies quoted $950 and $1100. He did it for $450.

    PM me if you live around here and need a good guy.

    explanation-A plumber quoted me $950 to replace the gas water heater w/electric--not including any re-wiring. 1 week w/o hot water, 3 trips to Lowes, 2 to Home Depot (because I was ashamed to show my face again) and $200 later I guess I showed them!! The only real trouble I had was that the water heater REFUSED to drain and that the in-house water shut-off valve was distal to (after) the pipe to the water heater...meaning 1)we had to roll a nearly full water heater out of the house and 2)water had to be turned on/off at the meter
