    Does anyone reside in Lake Las Vegas? If so, could you offer your views about what you love about the place. Any dislikes?

    I Don't live there but the trip to and from the strip to the lake is a dump. All industial and many trailer parks along the way.
    Go west to the Sumerlin area.

    Thats the one thing that held me back years ago when it first opened. It was first driving through a slum and then a gigantic chemical plant and the rumor was always, "oh they're building a special highway to avoid all that" Of course now, I could have tripled my money if I bought that lot so cheap way back then, but woulda, coulda, shoulda. It was and still to this day to a smaller extent was real estate for speculators who owned lots thinking this place was the next big thing, so lots stayed empty for years and years, now its finally developing and it looks great.

    I made a choice to go to Summerlin where I'm extremely happy living on the golf course. You never can wrong in Summerlin.

    Thanks guys for your feedback. I was thinking about making a purchase there as a second/vacation home. Never heard about the "private high way" leading to there. Is that still in plans? Last time I was there I didn't notice any new roads being laid that could suggest that was going to happen. I do agree though the area outside is kind of like a dump, though once you get into the main area, it is a whole different world.

    Celine Dion lives there right? Any other celebrities anyone knows of?

    Summerlin is a nice place, but it didn't have that "special feel" that made me feel like I was out of Cali (where I am based).

    Phil, your profile suggests you are in Ohio. Do you travel between the two places? Did you also happen to have purchased your Gallardo from Symbolic off the 15? Also saw that new Red Rock Casino will open soon. That should be nice!

    Yeah my 2nd home is there, but I'm out there pretty often. I live very near the new Red Rock Casino and Suncoast. I didn't buy my Lambo from Symbolic, although Carl and the gang have always been nice to me. Bottom line, I got a deal at Nelson Lambo in Ohio and Symbolic wasn't as eager. At least they treat you like a customer unlike Wynn Ferrari.

    I agree that Lake Las Vegas is special, its no joke they spent a ton of money on its infrustructure. Yes, Celine lives there and few others. In fact, Celine ruffled a few feathers I remember when she moved there. Apparantly she wanted to fly a helicopter home every night from Caesars, but Lake Las Vegas residents put up a fit with the potential noise the chopper would make after arriving late from her show. Not sure if thats true or not, but thats the story.

    I think you'll be happy at Lake Las Vegas if you decide to take the plunge, it truly is like a small mediterranean city. The elevations, the golf, the convenience of having 2 world class hotels at your doorstep, it has some positives to it without a doubt.

    Yeah, Celine lives in the lakes...and yes, that rumor is true.

    My brother-in-law's sister is one of Celine's maide's at her house in the lakes. From what I hear Ms. Dion is not one of the nicer people living there. She doesn't treat her staff very well and she stirs up a lot of hate and discontent about special privelages she thinks she should get (like the chopper home).

    Complete disregard for other people, IMO.

    We live in Lake Las Vegas - just moved in October 2005 - Absolutley love it. The area is still growing - but growing at a huge rate - the third golf course is being cut, and a new "Barcelona" type village is going to be constructed at the east end of the lake. We love the area, and being removed from the strip and traffic is a huge plus. If your a golfer - the courses are just outstanding...

    My wife is a painter of exotic cars - acrylic on canvas and will be doing a showing at the Ferrari Concorso registration at Lamborghini of Las Vegas Thursday night (4/20). Come see her work!

    Just for kicks, you might also take a swing by McDonald Ranch in Henderson. I love the location there, and it's near my favorite hotel - the Green Valley Ranch Resort. Lake Las Vegas is beautiful, but it's quite far away from downtown. It just depends on what you're looking for.

    You cannot really compare a Strip condo to Lake Las Vegas. It's all a matter of what you're looking for to suit your lifestyle. One offers action, entertainment, more serious gambling. The other is for relaxation, scenery, golf and lake activity.

    I also did hear about the second "town center" that they are building as well. Supposedly a part of it is to be built within the lake? Something about an artificial island? Have you heard about that? Do you know what stores they are thinking of putting in this time?

    Also have you heard anything about the developement of land across from LLV? In particular I'm referring to the large dirt patch directly across the street from the entrance of LLV. Just trying to get a feel of whatelse is going to be developed around that area. If anything I have to agree with 512lover, the surrounding area is more or less industrial or dump.

    By the way, do you know of a "Dan" (not sure of his name) who lives there? I think he's in the Tramonto community. Owns an red 550 and is/was a dentist by trade. For that matter are there a lot of Ferrari or Lambo owners there?

    I have to agree with you, there's just something altogether different about LLV compared to the "Strip" experience of Vegas. I love the idea that one can live in an area that seems so different than any other community (including those of the Summerlin area) and yet be just minutes away from all the action. You wouldn't know you were in Vegas while in Lake Las Vegas, if it wasn't for the view of the strip from certain areas. Its seclusion and atmosphere of a world away is what I love about the place.

    I've seen the red 550 - but havn't met the owner (yet).. The island on the east end of the lake is being created by cutting a 100 foot wide by 40 foot deep channel from near the dam (east end) to just east of the Hyatt. So, the "island" land is really already there - they are just seperating it from the main land to create the island. It is suppose to be a "Barcelona" type village, all walking streets with 2-3 canals that will go through it. Lake Las Vegas is not a engine powered (boats) lake - so you could pontoon, paddle, or whatever else through the canals when its done. The channel cut is going to be a monsterious task, and is supposed to be the last thing done over there. Right now - viewing from my deck across the lake, they are grading the land that will be the new "island" and it looks like grading some of the new roads. It also looks like they are getting a start on some of the grading for the new Fazio golf course -

    The area around the resort - I really don't know. It is a terible ride in - but once you get onto Lake Las Vegas Blvd - you seem to forget all about it. That new 95/215 interchange helped a lot - we just hope someday that the access to the resort gets a bit better - but for now - we'll deal with it.. Thanks!

    Whatever they do there at the Lake, I'm sure will turn out quite awesome in the end. They constantly seem to make the place so much better with every move.

    Do you know if this new town center will be as big, bigger, or smaller than the current one? If this "village" is to be built as an "island" then I'm guessing they can't allocate as big a piece of land as the size the current town center sits on, suggesting the village will be smaller?

    The last time I was up there, they were already starting on the new golf course...called Rainbow Canyon I believe? Do you know if they are developing beyond the course up there? A lot of dirt, and you can see what seems to be either a street or fwy past that (never traveled that route).

    Lastly speaking, how are those concerts held at the lakes? Are there a lot of activities going on all the time?

    I'm considering a unit in the Bella Fiore community. Do you know how the rest of the places are selling? Have things slowed down? I heard Mantova wasn't doing very well. Know anything about La Scala? V? Prima? Palermo?

    Sorry about all these question, but I'm just trying to get a more involved feel of the place.

    The resort does a pretty good job of keeping things a bit hush-hush....They are "Masters" (pardon the pun) at releasing sections of property over time - to keep the fire/excitment up. There is always a demand, becasue there really isn't much supply.

    I don't know all that much about the individual areas - we built a house in Southshore (finished October 2005) - on the 6th hole (lot 533 in Siena), and we also bought a 2-bedroom unit in the new Luna di Lusso condo complex (unit 120) across from the existing village - Monte Lago. We are going to sell our 2-bedroom unit probably, now that we live here and really don't need it. It has one heck of a view from our two (2) outside decks right to the village. Very cool at night. Know any one who is looking for a 2-bedroom condo at the lake?

    The area around the new golf course - and yes, it is "Rainbow Canyon", will also be condo's, townhouses, and maybe some single family homes. They were going back and forth if there were going to be any more custom home sites - and I don't know where they settled.

    The next build - as far as I know - is the area just to the right when you drive in - homes and such on the back nine of the Falls course. All that red dirt up there is from the grading of the "island". Then - they will grade the new course and the areas around it for building and the village. From the looks at the plan (which I saw a few months ago in illustration form), the new village may be bigger than the existing one. I think there is even a citedel (sp) up on the hill with streets leading up to it and shops all around - it just looks bigger to me and very cool.

    There are three (3) finger areas/lots still not sold on the south shore of the lake that protrude into the lake. These three finger lots are made up of 4 lots each - I was told the resort owns them and is not going to sell them until the new village is completed, then the price for each of these lots will be HUGE!! I did see the Master plan durnig a Master Home Owners meeting a month or so ago, and it looked very impressive. The new Fazio course will have holes on the water (along the new channel), and holes way up behind the north mountains - very neat!

    And yes - they seem to do things pretty first class out here - but they are not without their stumbling...As they grow - the infrastructer has to keep up. For instance - there is supposed to be 8,000 residences when the resort is all complete - but the closest gas station, and food store is a ways away. Tough to run out and get a pizza....

    We do love it here though - the serenity and peacefullness (at night it is DEAD quite out here), still with all the 24/7 hoopla of Vegas 20 minutes away...nice combination of choices..

    The development you are lookng at is pretty nice as well, but you can't see the resort really from there. Its kind of on the outside of the lake portion of the resort. Centex's new development "V" is all townhouses (under construction now on the north shore) and they start at around $600k. We walked through them 2-days ago, and some have amazing views, but they are pretty small - good for a second place to hide I guess...

    In case you two guys are not aware of it, the ExotiCorso includes an afternoon at Lake Las Vegas this coming Saturday. The first cars should be arriving around noon. We'll be having a photoshoot and other activities. I hope you can come out, see the cars, and meet us.

    Ooops! forgot - the concert series is awesome. It starts off this year with "Heart" on May 12th (we're going). I think the Lake Las Vegas web-site may have the schedule posted by now. There is now a lake side concert series every Saturday night, and the traditional Jazz-on-the-Lake has moved to Friday nights. All free - just hang-out and relax. They also have outdoor movies on Thursday nights down on the water as well. Lots going on - and if your a wedding crasher - 11 weddings at the resort last weekend - Some of these people really go ALL-OUT. We can watch some of them at the Hyatt from our deck with binoculars....Some of the weddings/corproate get-togethers even celibrate with fireworks - a nice show from our upper deck.

    I want to thank you for your insight. Your information has been plentiful and I think in my mind I was already determined to purchase a home there. In fact I've even narrowed it down to Palermo across from Villa Di Lago or one in Bella Fiore. The Palermo area seems to have a few elevated lots left where there is still some view of the lake and the town center. Bella Fiore offers more layout options, but I don't think there is quite the "feel" of living within LLV because it's so far on the outter edge, but maybe that's just being picky.

    The next time I stop by, I will definitely make a stop by the information pavilion. The plans of the new Village you're talking about really sounds intriguing. And if it is going to be bigger (surely better) than the existing town center, then I am all for it.

    Just out of curiosity though, do you know what is going on with the home prices there? Being that this year the Real Estate prices seem to be coming down, the forces at bay are really fighting what the home builders are trying to do; which is to release a few lots at a time in phases so that with each phase they can raise the price higher and higher. I know this was their tatic to keep the prices from deteriorating, but in this climate, can they still hold to that strategy? Something has to give right?

    The grocery store issue does sound like a challenge, though I heard they were trying to bring in a Whole Foods or some other highend market into LLV. Perhaps in the new Village? Isn't there a Chevron gas station just outside of LLV?

    Again thanks for your insight. It has been extremely helpful. I'm sure I'll soon be able to call you "neighbor".

    Just got back from Detroit - sorry for the delay in a response - (That town is messed up...)

    Geezzz - Home prices - Although it may seem that the Vegas area has cooled a bit, I still find the prices out here at thr Lake pretty strong. The available lots in Southshore - which is where we are - just continue to rise, and there is decent turn-over too, so people are looking and buying.

    I am certainly not the one to predict home values by any stretch - but, hey - ya got to live somewhere - might as well be where you want, and if the property increases in value - that's a benefit/perk. Just be happy and enjoy the "ride"...

    There are new places being offered all the time, I know La Scalla is now selling, and the condos/townhomes next to the Hyatt now have an open sales office. So - it really depends on what you are looking for in a home - I would be somehwere where you can enjoy the lake - living outside of the lake and lake view, in my mind, is kind of living outside of the LLV resort....for what its worth.
