    hey guys.. does ANYONE know of a house or condo/townhouse for sale?? let me know what you have.. if you have any properties you want to let go. i'm not talking about MLS or things already on craigs list.. mainly if you have a condo or something that you are looking to let go or if a family member is thinking of selling something. let me know.. thanks

    yes sir i did.. i neeeeeeeeeEEEEEEEEEDDDDDDDD more.. i'm gonna buy out ALL the small condos in walnut creek LOL.. no but really.. my friends have already bought 10 properties between the two of them.. (6 for one, 4 for the other).. i need some small condos or like a 1400+sq foot house 2-3 bedrooms 2+ bathrooms in walnut creek/pleasant hill/san ramon/danville/lafayette/orinda area.. things like that..no more then 600k.

    haha no..i'm never going to cash out.. nor am i going to sell. rents going up so i wanna buy small small small condos and rent them out, and have that rent pay my mortgage while it appreciates..

    Yes. 3 Br, 2.5 B, 1 Car Garage 2-story townhouse in Sonora. It's in a complex of six like units, very nice units. Two renters out of the six units. All current owners are retired ladies.

    I owned two, now own one. I sold one six months ago for $265K. I'd sell this one outside of a realitor for $300K. This area is booming. It rents for $1100-$1200/Mo. I have current renters on a month-to-month who are friends and they are getting a rent break at $825/Mo. There are few options for good rentals here, so the price can be at a premium.

    Sonora has seen an average RE appreciation of 20%+ a year for the last five years!

    Why the resentment? He's doing well. Would it kill you to wish him well? You have let everyone know how well you are doing (more than once)...do you feel he's stealing your thunder or something?

    No resentment.

    Plenty of threads here about investing in a bubble and he's actions fit the pattern. If he gets rich, great, but I'm just interested if it is a bubble.

    It's a solid investment. Rock-solid. Next time you're in the area, check out the million-dollar starter homes in Orinda and Walnut Creek. He's young and a bit pushy, but the investment is good.

    Even if the real estate market here is a bubble, it just stops appreciating when it bursts--prices won't go down. Sure, ten-million dollar homes might list for eight five, but you won't see markdowns on the 600k stuff. And those ten million dollar homes only cost four million to put up...plenty of profit in there still.

    But you have to wait for it to bottom out, then come back up to your level, and then go up and beyond what you paid, by more than the selling commission amounts, additional investments, taxes, etc., etc.

    Far more efficient to start out on the upward slope of the curve. That's what this guy has done--he's already got equity in the place.
