    This is actually located in Arkansas where it can get cold, but not IL cold. We'll be using 3" of closed cell foam which should provide about R20 which isn't bad.

    We don't have the final build out from the engineer so I can't comment but it's a bit of steel for sure. :)

    Depending on where in Arkansas you are building, do make allowance for ice load. Northern Arkansas, while not having the bitter cold of Illinois, is beset by ice storms in winter.

    Agreed. The engineer has loads for roof and occupancy. I'm not sure if he has looked at ice so I'll make sure to ask.

    I would like to see more pictures of the before and after. This is a very nice looking home. I'm a big fan of Mid Century Modern. It looks like you spent a lot of time and effort on the transformation. I noticed the ceiling was receded for the windows.

    The exposed joist ends between the dropped ceiling and the wall are a nice touch.

    What did you do with the HVAC diffusers that are so prominent in the 'before' pics. Are they in the cove?

    Hello. Thank you for the kind words.

    Yes, this house was posted on Houzz.

    Some additional pictures below will answer some questions about the hvac ducts.

    We placed the hvac ducts in the clove area facing the windows. The red trusts are actually from its original construction from 1952- we just raised the ceiling there and thought it would be nice to expose them.

    Also I provided some similar angel shots to contrast the before and after.

    This was a mid-century modern that we found- which we put some personal "modern" touches on.

    After some thought, I think you mean 'cove' and 'trusses'... yes?

    Glad you didn't remove the trusses... had a friend that started to do just that; thought they were ugly.

    Great job, looks fantastic...


    Get ready... the guy that posted his condo on here got his design picked apart, criticized and re-done by the Junior Interior Designers here...
