I would not have thought that Santa Barbara, CA would be more than 60% higher than Carmel By The Sea, CA.
Santa Barbara has taken the #1 spot before. The 93108 Zip code is more specifically the 'Village' of Montecito. Home to Oprah etc... This list only does the homes sold this year. Hence its pretty volatile.
Diffrent populations per zip will skew these rankings. Greenwich, Ct. for instance has one zip code 06830 with a pop. of 25k. Many of these zips on this list have much smaller pop's.
Not much difference in price, but in an exagerated analogy, it's the difference between living in a shack vs. a real home plus a lawn.
I checked my zip code by doing a google search for "zip code median home price". My zip code's average home price was a meager $217,100.
Some of the towns listed are kind of BS, because they are basically "estate" towns, where its a very limited number of residents. Some on there are only ~700 residents. Another interesting data set to look at is the avg incomes for those cities. As many of those include "second homes" to individuals (summer homes mostly) you see a very low income since none of those people actually live there. Alpine has definitely been moving up, and I think it will stay up there for a while.

Alpine has been at or near the top for more than 20 years. It remains a staple on any list such as this.
