Moving to Southern Nevada

    Im planning on moving to Vegas (southern Nevada) end of this year and Ive been causally browsing the real estate listing and having a hard time finding areas I like.

    All of the homes seem to be stacked right up next to each other. I look at pictures of the back yards and you can see right into them from the neighbors house. I could never live like that. I need lots of privacy. I cant have anyone seeing into my backyard.

    So my question is where are the areas that have larger lots with preferably one story ranch homes (I hate 2 story). Would love to keep it under $850k and within a half hour of the strip.

    I have some experience with this and you're right; throughout most of Vegas and surrounding areas, especially in the low price range homes, postage stamp lots and high density developments are the norm.

    However, in your price range my guess is you might find something a little better if you look in the right places, at least in terms of privacy if not large lot sizes. The nicest areas I looked into were Summerlin (west of Center Strip) and Southern Highlands (southwest of southern end of The Strip).

    If I had your budget, the first place I would look is the very large and very nice gated community in Southern Highlands. I forget the name, and there might be more than one but this one really stands out if you drive around. It has a huge entrance and is the kind of place that attracts ballers and celebrities -- or so I've heard.

    You could also include Lake Las Vegas, but it's probably more a speculative bet and it's a little "out there" but is quite scenic and nice, but without the Ritz Carlton (which closed in 2010) or other premium anchor entity it could be seen as risky.

    P.S. One caveat: I am no real estate pro and my info is primarily from around 2010 so things may have changed since then.

    P.P.S. Regarding large lots, privacy and single-story homes specifically, there are a few but in my experience most are older and in formerly nice neighborhoods. To get something newer my guess would be you'd have to be more than a half hour from The Strip and probably way south or way north of it but I did not look specifically in either of these areas.

    What Argento said, Henderson or Summerlin seems to have the larger lots and newer developments. If you have ready income or proper financing, there is a huge inventory of pre-foreclosure properties there...

    With your budget I wouldn't even look at Summerlin, you will still have privacy issues, but more importantly you'll be too far from the strip.
    We moved just south of the strip, 4 miles from Mandalay Bay and that was the best decision we could have made. Close to the airport, and minutes from everything else.
    In this area there are a lot of huge lots with single story homes that are very private, but not gated communities like you would find in Summerlin, and with a budget like yours, you will live like a rock star.
    Henderson is also a good choice, again closer to the strip and lots to choose from.

    So I take it they are out there but much rarer than the jammed together 2 story homes.

    Scaledetails, does your area have a name or is it still Las Vegas ?

    I wouldnt necessarily be a Strip Rat as I dont even gamble, however the restaurants and entertainment cant be beat.

    I would like to be close enough to have a spontaneous dinner there.

    No name, just called Las Vegas, I didn't want a "Henderson" address but I am close to Henderson.

    If you like older homes, that's a good area also. Close to the strip.


    Nonsense. The strip is the jewel of Nevada. 33 million visitors each year, if you love to people watch and eat at the best restaurants in the world, the strip is your gem, gambling is just another optional side to it. Everyone I know here likes the occasional night on the town, it never gets old, and it is there 24/7 for you. Not to forget the best Ferrari dealer I've ever dealt with, Pennske Wynn, right in the middle of the action. I never have to get on a highway, life is great.
    This place is alive, when I retire at age 95 maybe I'll consider the suburbs ;)

    Yes, trying to buy in OC currently and everything gets snapped up in a couple of days, before I can get over to look at it. Real estate market here is stupidly overheated again.

    There's five things I love about living in Las Vegas from living in LA

    1) What people in LV complain about "traffic" is laughable. In LA you would think that day must be a national holiday.

    2) Whenever I get home to LV, I smile. It's just a happy place filled with happy tourists. Everyone just wants a good time. Some maybe too much but on the whole, people seem in a good mood.

    3) I can do just about anything at 3 AM. True, not all restaurants are open but I can still get a meal or go out without worry.

    4) Everything is on SALE. Its like everything is half off. Gas is cheaper. Real Estate is cheaper. Property tax is cheaper. Sales tax is cheaper. When you buy a car, you get the trade in value off your sales taxes. There's no state income tax. Going out is cheap. Outlet malls are not 30 miles out of town. There are local discounts if you shop around for entertainment.

    5) It's easy. I use this true story.

    It was a Monday about 4 PM. My GF and I thought maybe we would go out to see a show. So, we get on my Ipad and look around. I see David Copperfield has a booking at 9 PM that night. In 4 minutes, I booked 2 tickets for us with a "local discount" right on the website. I put the tickets on Will call. Then, I looked for a restaurant at the MGM (where the show was). What kind of food? Where do we want to go? Another 5 minutes or so, I booked online 2 dinner reservations at 7.

    We get ready, leave at 6:30 and we take the 458 on a 20 minute drive from our house to the MGM. I give the car to the Valet and walk inside. We get out and have a leisurely dinner. No rush... we have until 9. Then, we walk over to the Copperfield show.

    After the show, we stop at a bar lounge at the MGM and have a little coffee before we go, do a little people watching and listening to live music.

    I get the 458 back from the Valet in about 3 minutes. I tip him $10 and drive home in 20 minutes.

    Now, in LA, that would have taken 2 months to organize. And, to drive to whatever event we were going to would take hours, not to mention the worry of where to drive and park the Ferrari. And I hate to think what it would have costed. This is the big difference.

    Vegas is not perfect and not for everyone. You have to control the gambling and drinking on your end and some people can't. And, like every city it has it's crime and "bad" areas. And yes, the weather can be a bit brutal at times but that's why they invented Air Conditioning.

    But I like it. :)

    I have lived in the Northwest area now known a s "Centennial Hills" for 25 years.

    There are custom home areas that have larger lots. Zip codes are 89131 and 89143.

    I built my house on two acres and privacy is not an issue. Also no HOA crap to deal with.

    When the building boom was going on, the developers built an overabundance of zero lot line, two story homes on 40 foot wide lots.
