    I had see some people in another forum talk about a magazine called $1,000,000aire Bluprints. I saw a copy sitting on a shelf at the store today so I bought a copy out of curiosity.

    I opened it up and the first 7 pages are an indepth article about MSR and how it came to be. I don't know anything about MSR but have seen lots of people in this forum talk about it. Basically the owner Jack Farr was told by everyone from friends to attorneys to accountants and bankers that his idea for a car racing country club was the worst idea in the world and a terrible investment at best. Everyone told him "Don't do it!". He did it anyways.

    He pulled $600K out of his business Digital Print and put $250K on 17 different credit cards with low as 2.99% interest for seed money.

    He bought 300 acres at $.05 a foot. It's now worth $1.50 a foot. The raw land is woth $3 million now and the entire facility is worth $13 million.

    The first track cost $1.7 million @ about $1 million per mile.

    He had no businees plan and did no formal advertising. He did have some Porsche club send out a questionaire to it's members before the track was built to get feedback on his idea. That's it.

    After one year he had about 100 members. currently has 560 members and 11 of those are women. Cost is $3,600 initiation and $95 a month. Garages rent for $175 a month.

    12 weekends a year are rented out to various car and motocycle clubs @ $4,000 a day. The weekends are now sold out for the next three years.

    The Villas of Motorsport Ranch (which he was told was a very bad idea also) are all sold out except 1 out of 26. Phase II will have 64 houses around 2,000 SF and cost about $325K. Lots are $85K. The Villas fund themselves from the advance sale of the lots.

    The stuff of Legends.
    I believe only two other people he spoke with initially said it was a good idea. Eventually he ended up with a handfull of like dreamers who invested near the start. I think he called them " the dirty dozen " or something equivelent.

    The 'Dirty Dozen' is the group that financed the second track. As the article states, the initial track was cash financed by Jack using his print business, credit cards, etc.

    If any of you are ever out at MSR and see Jack, take some time to say hello and get to know him. He's truly amazing guy and this project of his was motivated by passion for the sport, not profit. I think even he is amazed about how succesful its been. My faith in him and his vision was a big part of my buying decision with the Villa.

    I had the good fortune to see the raw land before Jack bought it. I used to bring my dog to run around on the property while we rode 4-wheelers on the flagged "track" to be or I worked in his barn on our vintage race car. Jack is the nicest "nut" I have ever known with more dedication to the sport than even I have. I am building a Villa near Rob's and predict that, in a few years, the Villas will be cloned elsewhere and be very desirable. How does a cigar on the 3d floor's crow's next overlooking the track between sessions sound, with an air conditioned home one floor below and 2400 sq ft of shop/garage on the bottom sound? Valhalla for a car nuts.
