I've never understood why a developer doesn't combine a track with a retail complex. Make a mall with an adjoining road course and drag strip. Have restaurants where people can eat overlooking the drag strip. Fill the mall with auto detail shops, a dyno facility, a net-worked computer game place, electronics and car audio, clothing shops, book store, video game store, stores that sell car related gear, etc. Get some cool cars in the mall as "decorations." Have a huge parking lot, where people can come and show off their cars and hang out without the police showing up and chasing them off. Have a short, safe, auto-cross like road course and a 1/8 mile drag strip that everyone with a street legal car can just show up, pay, and run for time. Have the times posted and put up a brag sheet. Maybe have a computer simulator that will show how fast different cars ran compared with each other. A developer who made such a motorsports themed mall would make tons of money. It would attract people from all over and they would spend lots of money at this mall. Trying to make a decent return on investment solely off of track fees is a very difficult proposition. Using a track as the "anchor" for a retail based enterprise seems like a better idea to me.
I always thought a track community would be great like a golf community. It always comes down to noise. My other hobby is trapshooting and here in Colorado many clubs have been closed becasue of noise or sold to developers like the big one on rt 7 west of I25. To the public, tracks mean race cars which means noise. Dave
this is a hell of a track, we went there a few years ago for the F.national;and heard about the "villas" concept. I sure loved that idea but where would do that here?? they have that for privat airplane, why no cars ?? Roland F40LM
Where? Where ever you can get the land and city/county approval for a project like this. It all comes down to who has the money and is willing to spend it. Although I would make it more mix use such as retail and residental.

Hey, that is nice. So what other cars are in the garage that aren't pictured? It looks alittle bit like it is in the middle of nowhere, but I bet that would be the place to be in a couple of years when stuff gets going.
I put two lifts in, one 2-post and one 4-post. I couldn't decide so I got one of each. Roland - I'd be honored to have you as my guest at the house. As soon as you are healthy enough to drive, your room is ready! The garage has six very large bays and a total of 1825 sq ft. There is also a bathroom and shower, you can see it through the open door in one of the pictures. One bay is a workshop/lounge with cabinets, bench, sofa, DirecTV, music, etc. With the lifts, I can fit 8 cars in the other 5 bays. I am renting out three spots, including one to our very own Rob Lay for his Challenge car. Two other friends keep their club race 911s there and I have my own 911 there as it is a dedicated track car. My 355 was only visiting for the day, its my daily driver so I keep it at our house in Plano. (Its a little noisy to live at a race track full time) The living space above the garage is 1950 sq ft with 2 bedrooms. One bedroom is dedicated to Ferrari with red linens and Ferrari artwork. The other bedroom is features Porsche decor. There is also a 925 sq ft balcony that surrounds the rear of the house and faces the track. MotorSport Ranch in Cresson is in the middle of nowhere, but only about 25 minutes from Fort Worth. Remote enough to build a race track community without pissing people off, but close enough to civilization that you are not stranded.

Just off hand what are the property values for the villa type housing? I see that it is 25 miles from Ft Worth, but what if it was further and you just went there for a weekend or something like a ski lodge. Time share is where it is. You could do a mini condo resort and cater to different clubs to teach for a week or so. You would not need to live there full time, but could build a full time home if you wanted. I'm in but I have no money!! But I will help with a development like this for sure!!!
A trackside lot cost $85K while one across the street (no view of the track) goes for $65K. I don't remember all the prices, but a house like mine with 2 master bedrooms, approx. 1950 sq ft of living, 1825 sq ft. garage (marketed as a 6 car garage but actually much bigger) goes for $369K without any options. This includes the lot itself. My place was upgraded significantly, in particular the garage build out and the extra balcony space, but I was lucky enough to be one of the first people in and paid much less than the current base price. I wouldn't use the word timeshare, but I am making my place available for rent. In addition to the garage spaces that are rented full time, I also offer weekend rentals which should prove popular during whenever the track is rented out for DE or race events. I've already rented it out once this year and have 2 weekends already reserved in 2006. The covenants, restrictions, etc. are still being written to some extent. The current 'housing committee' it just me and the track owner right now, so whenever issues arise we just talk amongst are ourselves and get to an answer. Its been a true pleasure to work with Jack Farr (the builder and track owner) on the project, his honesty, ethics, sense of equity are beyond reproach. He wants to do the right thing, not screw someone over. He is a guy I would do business with again and again. Housing by-laws are in place but we have modified a few things already like giving me the ability to put a fence up if I want (I have dogs). Owning a house does not give you access to the track, you need to be a member of MotorSport Ranch for that. That said, I don't know of anyone looking to buy a house there that is not already a member. Member days are generally Friday through Sunday from 9am to 5pm.

They're doing something similar to this near the outskirts of Las Vegas - supposed to be very nice. Spring Mountain... something along those lines, is the name.
Spring Mountains is a very cool track a little to far out of Vegas but the new track addition is fast. I didn't know about the housing ! Next Spring, we will have our track event with QuickChicksracing at the Speedway.Stay tuned Roland F40LM
Apparently they're adding much more than housing (last time I heard). I'm am pretty foggy on the details, but it will definitely be a COMPLETE retreat from what people have been telling me!
I was at Spring Mountain last month doing the Advanced School and got some insight on what they are doing. it was sold a while back and the new owner has quite a bit of vision on what he wants to do. The first thing is the track expansion that Roland mentioned. It was just opening up when I was there. They didn't have curbs in and were working on run off areas and so on. Good idea as the first day they let a car club try it a Viper ended up on it's roof. The new track expansion lay out will let them run the Corvette's, Radical's and a track day simultaneously. As explained to me, the next thing are permanent classroom facilities and access to the infield with out crossing the track. They are also talking about doing the Condos with garages on the track too. It felt like that would be a year or so away. It will be interesting to see how it plays out. Pahrump is about 1 hour west of Vegas. When the track was built in the 90's it was in the middle of nowhere. They are now getting a lot of development around them and it will be interesting to see if they can get the condos done. The track is in though. Nice people and a good class IMO.

The "oldest profession" has a lot of history and the museum is still open. Next time I'm in Pahrump I'll stop by and file a complete report.
