new construction limits on garage size

    Hey all,

    Anyone know about any limitations on the garage size one can build in relation to the living area for new construction?

    We're thinking about buying land and putting perhaps a 2000 sq ft (or larger) steel building/shed on it and improving maybe 600 sq ft of it for living space. Lots of things can be done to make the buildings look like conventional construction like stucco etc. if that's an issue... not looking to build in a place where there's a bunch of neighbors either.

    I know ultimately I need to contact the planning department in the specific areas where we're thinking of buying, but I was wondering if there was a rule of thumb for this stuff.

    Can I just come out and say I need mega storage for cars or is this a red flag with planning departments?

    We're looking in most rural areas, but not out in the middle of nowhere. There's some rural parts of Monterey county for instance.

    I've been on the internet searching but haven't found anything that relates to this.

    In theory, could we build a 4000 sq ft building and just improve 600-1000 sq ft of it for the residence?

    One of the loop holes I'm trying to capitalize on also is lower property taxes, which I think are based on actual construction costs and/or square footage of actual "dwelling" ... not necessarily garage space.

    Call the local building permit people first. Here detached garage 30% of house sq ft. Attached garage, no limit. I went with the last choice. 1,500 sq ft house has a 4,600 four level garage complex attached. Hire a prestige architect. The one I got sits on the historical board. Never had a glitch. That is how it is done here

    If you call it an agricultural structure and your on some acreage, it should not be an issue.
    Just call it a barn...metal or not doesn't matter...at least here in Calif.

    I did this at another property I own in So Cal. The only problem is I don't think you can make residential dwelling part of an ag building.

    I'm trying to get away with building just one one structure essentially like the ag building I built but with the residence as part of it.

    I'll call the planning department on Monday and see what they say... sounds like it might be straight forward. They told me I could use a metal building as the residence but I didn't want to contaminate the conversation with the fact that the metal building will also be a huge garage :).

    I have a thread in rosa, ' new garage' if you can access that. Photo this morning 6am��. Particle board covering the floor until all the construction is finished. Floor looks like marble. But is stained polished concrete. Polished to 900 grit. The 2,000 sq ft took 4 men ten days. Ceiling you see, beams are Chestnut weight one ton each. There are 40 LED can lights 660 lumens ea. Recessed into the purlins. There are ten cars in now. When placed this part of the garage will hold 24 cars. Double stacked ceiling is 12'. Foot print 50'W X 40'D. 8 cars will fit in basement

    My last house in Campbell was 1100 sf. I had no issues with the planning department in building a 950 sf detached garage. I think a 1:1 ratio is probably about right.

    Be sure to ask the question differently if you don't get the answers you are looking for.

    (Ask 10 people, "Is your garage too big?" See how many say yes.)
