New Kansas Road Course Announced

    A new race track facility is being built at 335 and 69 hiway in Louisburg, KS. 20 miles south of Kansas City)

    This new facility will offer a road course as well as a drag strip.

    The facility will include garages and a Club house, a state of the art medical center and police substation.

    The track will be in a park like setting with estate sized lots for upper tier homes.

    The property closed on November 19th, first track events will be in 2006.

    This will be a country club facility, membership prices have not been announced, stay tuned for details!

    Hope its not as costly as this one to join. Always wondered when someone was going to do something like this in our area. Maybe someone would invite me, this one outside of Chitown is too pricey for me.

    Hope it works out. Only about 10% of even the best planned and financed tracks here in Texas happen. Gunter Ring had most of the investors and even bull dozed the course layout. Combination of the community getting cold to the idea of a track close by and the real estate values shooting through the roof had them sell out. That would have been a great track! 3 separate tracks that could combine for one long 4 mile track. They were going to make it FIA legal. The next one was boundless motorplex which was a $150 million dollar facility. They had the money and the land, but smartly decided that buying out an existing roundy round track owner was more profitable. The latest prospect around DFW right now is in Mineral Wells, last hurdle is typical politics with neighborhood about noise control and those damn "racer types". That's you Chris! :D

    The 10% is MSR (which many of y'all have driven before) has been the exception and is very successful. However, owner now realizes the money is renting out to non-members (organizations like PCA and NASA). Member days have become less and less.

    Being in real estate myself, its hard for me to imagine the greater Kansas City area being able to support a facility like this. Lots of $ up here, but I just don't know.

    When I first heard of this I just ignored it, alot of hot air.

    The "idea" guy I was told, had the desire, but no money, typical story.

    As with alot of these tracks, he wanted to sell memberships first, raise capital, buy the land, build the track in that order...

    A few months ago we heard through the rumor mill that he had teamed up with a major real estate developer and that he did not want or need any membership money.

    The next thing we heard was that they closed on the land on 11/19/04 and that it was full steam ahead.

    They seem to have support from the county, so that is a major issue behind them.

    I will keep you posted as new details become available.

    The 223rd and 169 location was not functional for us, primarily because of the nearness of family homes. We have instead purchased 532 acres at 335st and 69 HW, just south of Louisburg. We have a preliminary concept drawing from Alan Wilson our track architect, and his two-track design is very interesting totaling 3.8miles.

    We've retained Trozzolo (who does the promotion and marketing for Kansas Speedway) to do our marketing. On the Engineering side, we've been working with three different firms for support of topographical maps, traffic study, sound study, environmental, utilities, roads, infrastructure, soil boring, etc. In addition we have two architects working on building-clubhouse ideas.

    We plan to file for a CUP with the county in February. If successful, we'll probably start construction this spring. We've been conducting one-on-one sessions with the neighbors to inform them about our project. We have some challenges in that area but so far it looks good. The county commisioners appear to be positive about the project assuming we can accommodate the neighbors' needs.

    By mid March we should have a better idea about whether or not this project is a go. At that time we'll set up our website and begin marketing. We've looked at a number of different venue ideas over the last 15 months and believe that a modified members club would work best in this area. We're very anxious to share our ideas with the car enthusiasts in the area. I'd be happy to answer any of your questions...if I have the answers at this point.

    The current ownership is Apex and Watkins Real Estate (our developer). Apex owns majority interest. Once we launch the project we will look at expanding ownership if there is sufficient interest. Right now our focus is the zoning.

    Chris, I'd like to give you guys a big "Atta Boy" for doing this. The more and more I look at this, the more likely it seems that a closed course will be the way to go for our cars. The "Car" country club may be one of the next big things. Please keep us informed.

    If estate sized homes will be planned I could assist you in those regards,as a residential real estate appraiser on the construction lending side it might be useful.

    duuude......

    if you looked up and saw chris's car right after you hear it.....either that hearing ain't right or......it WASN'T his f40.

    here's a hint, if you first hear his car and then see it fly by 10 minutes later...then, it's unmistakenly his car. :)

    Tom, I had heard they had all of the permits and they were to begin pushing dirt very soon....

    Now I understand they are going to be at the county planning meeting in May so I guess they do not have permits yet. I must admit I would love to see this happen, but Miami county is next Johnson County, if you know what I mean, so I have my doubts....

    If issues arise w/noise like they always do with these thing, maybe they will drop the drag strip, those guys really pump up the volume.....
