Fellas -- A friend is looking for some warehouse space in northern NJ and asked me for some advice, and I'm helping with the search and re-posing the question here as I know we have some real estate experts in the house. He's basically looking for about 3000 sqft total of clean, open space for mixed use, including light equipment, physical inventory, and some cars. Keith (DodgeViper01), our resident real estate mogul in training, found a very nice space in Lodi, asking $13.50 / square foot + maint/taxes (~$2 / square foot) on a 5-year lease. That space underwent a total renovation, is A-grade, has an office + bathroom, etc. So the questions: 1) Any idea about resources to look into? Anyone know of space available that fits this description? 2) Is $13.50 / sqft reasonable for 3100 feet in Lodi? 3) Any other pearls of wisdom? Thanks... --noah
Try this, hopefully its similar to what your looking for http://www.evergreencommercial.com/industrial/view_all.nhtml *EDIT* Well not exactly, but if u give them a call I'm sure they would be glad to give advice
Have someone check the location in Lodi because there are areas in Lodi specifically by Route 46 that go underwater.
I know we talked a little about this last sunday morning, Noah. That link above looks worthwhile. I dont know if id go into the Paterson area for what your intentions are. Fairfield is decent. Little further from the city then Lodi but its a straight shot highway run. If the rent is about half per sq ft it could be worth it. Dont know how many trips to and from you plan on. Lots of warehouse space in Teterboro, right by the airport. Lot of wholesalers up that way (autos). They dont have lots, just storage. Elizabeth, NJ might not be bad if you stay off of Rt 1 & 9 (too expensive on the highways). Hillside, NJ (stay off Rt 22 as its usually over $35 sq ft) isnt far from NYC either by Holland or Lincoln. Let me know when you get closer to picking your spot. I can alleviate a few $$ for you.
John thanks for the heads up. This is actually for a different purpose than the space I'm looking for, but your advice is relevant nonetheless. nlh
