i'm in need of some small-ish office space - 500sf to 1000sf or thereabouts.

it's for a bunch of geeks.

willing to consider anything that's affordable and doesn't involve a long-term lease (we'll grow out of it by year's end).

all-in spaces very attractive (furniture, utilities, internet drop (no phones required)).

not afraid of weird or funky spaces. offices. cubes. one big open space - we're easy.

pretty much has to be right off 95 in Newton or Waltham - south of Totten Pond Rd. and north of Route 20 is ideal. might be willing to consider further south (Highland Ave at most) or further north (4/225 at most).

ready to move in today. if anybody has anything, or knows someone who might, i'm all ears (or at least eyes)!

    tia!
    doody.

Try the Water Mill Park, right near the 90/128 interchange

Try newton regeus park. They are executive suites.

    Thanks guys.

Eddie - the executive suite setups are just too pricey - and much too small as well. I've done those before - bad value compared to subleases.

DadsFerrari - do you know of specific sublease space available in that park? I'm not familiar with it.

Kevin - your guy didn't have anything, unfortunately.

    Thanks,
    Doody.

We looked at a good sized office there recently, with views of lush green/ brook. The terms on the lease were decent, but they wanted to reserve the right to move us at any time with short notice. That is a no no when it comes to the IT issues that we would have.
