Opinion on home sales in Celina, TX

    I have an opportunity to buy up to 7 lots if I want in a subdivision of 11 in Celina right north of Prosper. Remember on the Poker Run when we turned left after Deion Sander's house and before Celina and got on the nice country roads? Well if you turned right instead it is basically there.

    That is getting so far north, but everything keeps going and going. Retail sales price would be around $285K +/- for a 3200 sqft with range of 2800 to 4500 sqft. Lots are .65 to .8 acres.

    Basically I get em built for $55ft and sell for $88ft then add in lot cost.

    I could make $30-60K net per house........IF THEY SELL.

    Thoughts on the area?

    I went through there this past weekend. It's a nice enough area, in a north Texas farmland sort of way, but I'd be concerned about the lack of infrastructure in the area. 289 goes through there, but there's really not a lot in the way of major transportation flows.

    I think that long term, 5-10 years out Prosper/Celina/Anna will be the place to be, but I'm guessing you're not looking that far out.

    I'm w/ Tillman, now is the time to get in, but maybe not the time to sell. I remember about 15 years ago a friend of mine bought a house in Frisco on the golf course. We all thought he was nuts, who would want to live way the hell out there? He was NE of Preston and 121, back when they still had those houses of ill repute out there. He had to drive 5 miles to the grocery store.

    Go look at Preston and 121 today.

    I have a good friend that lives & owns a car dealership out there. Even though it's fairly vacant now, many people are speculating even more massive growth to Celina within the next 10 years. Prices are just starting to climb up a bit due to speculation. I'd get in if I could afford to, looks very promising.

    Anna is growing like mad right now... unfortunately, the mayor and his minions have no idea how to properly plan a city. They already have inadequate infrastructure for what's built, and they keep approving more growth... without figuring out how to provide the services. Anna is NOT the place to be ... at least not until the city government is replaced.

    Guess that's what happens when big city meets unprepared little rural town.

    Celina has always been a bit bigger and a bit ahead of Anna, so it may be in better shape... I'm not sure. But I would thoroughly check out the infrastructure and the city planning going on.

    Houses with no ability to get steady running water will NOT sell well! ;)
