i'm in semi-desperate need of some office space in one of these towns (or thereabouts):
    ashland
    dover
    holliston
    framingham
    medfield
    natick
    sherborn

i've been working on a newco for the last couple months and we're kicking into high gear suddenly. i need to get my ass out of the house to get better focus time (too many small children and wives running around here!).

i'm looking for a month-to-month setup. it's just one person - me. i need an office and an RJ45 to the internet connection. a desk and chair would be nice - but i can bring my own. no phone needed.

does anybody know any companies in that area who might be sitting on excess space they'd be happy to score some bucks on?

i found an executive suites place in natick, but the pricing is insane.

i can't commute too far from home right now. i've got friends who've offered space, but they're all in burlington, waltham, boston, cambridge, and the like.

    tia,
    doody.

Try Haynes Management around RT.9 / Weston Rd near Wellesley. 888 Worcester rd, usually an ad out front for space.

    Doody,

I work at TJX and our building is owned by Meditech. They own numerous buildings in my area. Try them.

Go back to those executive suite places. If they have some empty spaces (most do), try to cut a deal. Like say a window office for the price of an interior office. Or say 50% cash pay now with a bit more than 50% to make up the difference if your Newco takes off.

Down here in Fairfield County, I know a guy who negotiated a 150 square foot window office (roughly 10 X 15) with an asking price of $1,200/month, including receptionist and conference room space, down to $800/month and then got a half cash pay with makeup and then some if the venture gets funded/positive cash flow. The place is well outfitted with a full time receptionist/phone answerer, has first class color printers, T1 lines for internet connections and presents a professional appearance to visitors.

Might be worth trying, unless the market for executive suites up near Beantown is that much stronger than down here.

Just curious, what type of newco are we talking about here?

    Good luck

    John

    thanks guys.

    norwood isn't convenient, unfortunately.

i wasn't aware of the haynes executive suites guys in wellesley - thanks for that - they seem notably cheaper than the natick apple hill guys.

we're just another software company. my partner and his crew are in SF.

    sorry to disappoint, doc ;)

    Hi Doody,

Is Westborough too far? I know a small struggling software company that has some (very) basic office space in Westborough on route 9 right off 495. Let me know (PM) if you want me to inquire about it.

    Theo

    P.S. What cha guys doing?

    Is Groveland do-able?

I have 5,300 sq-ft and there's only 3 of us in there - I'd be willing to give ya a closet or sumpthin :)

If that's too far, I'd talk to the local "exec suites" places and see if you can talk them down - like a lot. The market is bad right now and the delta between asking prices and going prices is about the largest I've seen.

How much space you looking for and what are you wanting to pay? Check out www.loopnet.com - thats where I found my current office.
