I don't think that's what he's saying. I understood the comment as "all cars will need something, it's just "what something" so go in with eyes wide open and don't expect perfection for a 40 year old car". A lot of people are expecting perfect PPI's, but I've never seen a mechanic not find something to do even on $2M+ concours winning cars. Not that its helpful to the OP, but I ended up buying a 512TR with 21k miles for not a lot more than the agreed upon price.
@Rifledriver How big of an issue would you consider the following? This is the only one the dealer seems reluctant to commit to fixing before delivery. They will only commit to replacing the fuse: “Transmission reverse lookout does not work correctly”
What fuse? There is no fuse associated with the transmission in any way. One of my issues is such vague descriptions. Its kind of like saying "Engine has running issues" and it doesn't run. You cannot expect a full diagnosis but information you can do nothing with is worthless. You paid them to tell you more than how much tread is on the tires. An example. If it needs a new shift gate, the part that has the reverse lockout its a $980 dollar part. If there is an internal transmission issue the sky is the limit.
He speaks English. If there is such a huge divide between what he said and what you think he said he really should get a whole bunch closer with the message.
Writing is hard to convey tone. Ive found its better to assume the best of people before calling them stupid.

My personal minimum test for the engine is a compression test and leak down test, but that’s just me. In addition to the items already discussed, the inability to switch modes on the hvac raises some questions.
