    A client of mine has just signed a contract to purchase PPIR! At his request, I have been withholding this info for several weeks but I just saw him an hour ago and he tells me it's a done deal and there's no need for secrecy anymore :) I don't have the full details yet but what he tells me sounds very promising;

    ) The grandstands will be removed.

    ) A larger, high-speed road course is planned on the property but outside of the current track lay out...the current oval and in-field road course will remain.

    ) Garages to store automobiles.

    ) Golf course.

    ) Maybe even some full-time residences will be planned in the future.

    Hopefully this will be the start of a great future in Colorado private motorsports! :)

    Nice!!!!! I hope he keeps it longterm and develops it all the way. That "high-speed road course" sounds like fun:)

    Anthony, it sounds like it is going to be more like a Country Club but who knows, maybe he'll allow the locals to come play from time to time?

    Derek, Thanks for putting the post up. I'll aproach it with fingers crossed and hope. It would be great to get a set up where garages could be sold and so on.

    Pikes Peak International Raceway is under contract to be sold, and the buyer is expected to turn the 1,200-acre site into a private, membership-based track for racing enthusiasts.

    Amenities could include multiple road courses, garages for race cars, a golf course and a residential development.

    Real estate broker Stew Mosko, the listing agent on the property, declined to disclose specifics about the deal, including the name of the buyer, until it closes. Mosko did confirm that the buyer has plans to turn the parcel, near Fountain, into a country-club-style racetrack.

    Such private racetracks are not new, but the projects have gained more interest in recent years as the popularity of motorsports continues to surge.

    The Aspen Sports Car Club, 7 miles outside Aspen, has been in operation since 1963.

    The club, which sits on a 50-acre site and features a 1.1-mile track, charges a $60,000 one-time membership fee and $10,000 in annual dues.

    Typical annual fees at country-club racetracks across the country range from $1,000 to $3,500.

    Members keep Ferraris, Porsches and other expensive sports cars in the clubs' garages.

    "We look forward to having the racetrack continue," said Lisa Cochrun, economic-development director for Fountain, about 85 miles south of Denver. "If it's a gentlemen's racetrack with nice cars and golf clubs to go along with it, we'd be thrilled."

    At least two other similar clubs are in the early development stages in the state, including one in Genoa, about 100 miles east of Denver.

    "We certainly need a track here in Colorado," said Derek Fennig, a salesman at Ferrari of Denver who said the buyer of Pikes Peak International Raceway is one of his clients. "There's a vast shortage around here."

    Rocky Mountain National Speedway and Second Creek Raceway in Commerce City shut down last year because of encroaching development and noise concerns.

    Fennig said the development plans for the raceway include a high-speed road course outside the existing track layout. The existing 1-mile paved oval track and the 1 3/8-mile paved course within the oval would remain.

    The track sits on about 300 acres. About 250 acres of unpaved land north of the track was previously used for overflow parking. An additional 650 acres south of the track is zoned for large-lot residential development.

    International Speedway Corp. bought the parcel for about $11 million in October 2005. It shuttered the track immediately because it wanted to build a speedway and motorsports facility in the Denver area and didn't want a nearby track competing for similar events. The company has yet to move ahead with plans to build a new track.

    ISC put Pikes Peak International Raceway on the market in June.

    Mosko, the listing agent, said at least a half-dozen groups showed interest in the property

    This is what I was worried about, being an enthusiast of modest means. Hopefully they will host some fun events for the rest of us from time to time.

    I hope they follow the model of Miller Motorsports Park, which allows the community to play on the track. Miller seems to have worked out a nice mix of public and private use of the track, with various membership levels available at different price ranges, and some open track days for non-members too.

    gosh i miss that track.
    it had such nice acomodations, but it wasnt a very technical track yet fun every lap.
    glad to hear its coming back

    :( Well, it looks like it's back up for sale again. I have been told by my client that there are a lot of inaccuracies in this article (he didn't elaborate) but the bottom line is that PPIR is still trying to find a new owner...http://www.gazette.com/display.php?id=1329692&secid=4
