    Has anyone in our area (im in Union County, NJ) had a level or addition added on in the last few months that could advise me of the "going rate" per square foot??

    Also, any personal experiences with local builders? I know of a bunch, but dont know anyone that can vouch for their work.

    $140 is about the going rate here on Long Island too.....last year we added about 400 sq feet to our second floor and completely gutted / renovated the existing 1,200 or so sq feet. The renovation component was decidedly less costly....especially since I did all the finish work. If you're handy and have the time, doing your own moldings, paint, wallpaper, tile, etc, is a good way to save a few bucks that can be put into strategic finish upgrades. My guy wanted 15K to do paint and moldings.....so I just did it myself and saved about 12K....I took the savings and put it into top notch bathroom fixtures.

    How about garage? I have a 2 car garage and would like to extend it either lengthwise or breadthwise into a 3-4 car garage. Any idea how much that would cost?

    Long Island is $200.00 per foot. The deeper you go out to Suffolk, not as far as the Hamptons, it may be a little less. $140.00 a foot in L.I. is a dream. You ended up doing some of the work, add that into the price (what the contractor would of charged you) and the price per sq foot changes. I do renovations in the City on my apartments for less then $100.00 per foot. Cheap labor.Nothing expensive added. All Home Depot. Start adding expensive tiles, granite, marble, bathroom fixtures, Stoves, ranges, refrigerators, custom cabinetry, changes the numbers completly. You have to compare apples and apples. The guy renovating in Bethpage does not do the same renovation as the guy living in Old Westbury.

    Wow...$200! Is that 'renovate' as in existing sq ft down to studs, or for NEW Sq Ft? I guess the number I'm going from is a bit jumbled as we did both....mostly renovate. I didn't pay near that, even after adding back the molding and the bathroom work I did myself. The contractor was done in Sept of 2004.....perhaps things have changed since then. I'm sorta east - north of exit 60 on the LIE.
