    Hey guys,

    I could use some advice here, I am paying a mortgage on a house and for the last 2.5 years have been living with my GF, and also for the last 1.5 years a family friend moved in with us.

    My GF has recently moved out due to some differences that we could not agree on and while we are still "together" she and I have our personal space back.

    I have a 3 bedroom house and the mortgage is huge so I want to rent out my 3rd bedroom to some young person... At the moment its myself 29 yo and my mate who is 20 yo living together. I have two toilets and two bathrooms so space is no issue... my question is, do I get some clean cut dude to move in or get some cute/sexy young uni chick to rent the room.

    I know girls are messy and have a lot more crap lying around and all but for some reason I really dont mind a cutey parading around my house... lol Am I a creep or what? :D

    The guy will be less hassle. Run and ad and see who is interested and then go from there.

    +1 Run the ad first and see who bites. I think it might be a bit far fetched to assume you will get a 'clean cut' dude or a sexy chick right off the bat. You might just end up with some random dad who's been kicked out of his place. lol.

    A young sexy chick will likely turn your working-things-out-girlfriend into an ex-girlfriend pretty quickly. Although that might be what you're going for..

    Get the girl. If you and your current girlfriend couldn't live together before by you or her being yourself...It's not going to work out later.

    Get the girl but tell her that during weekend mornings, she must not wear anymore than either knickers or a t shirt, her choice:D.

    If you get too friendly with the girl renter you may end up with no rent coming in. I would get the house payment and play the field with all the other fish in the sea. You get both your needs covered and still get the house paid for.

    Rent to the guy. Easier to kick out and don't have the baggage of a jealous BF. less crap around the house. Current GF wont get jealous.

    I'm 25 and rent a room in my house to a 24yo girl that just got her MBA. she's really cool and cooks dinner every night. My kitchen has literally gone from no food, to over-whelming amounts of food. It's great! :D

    If your ex-GF has been living with you for the last 2.5 years she may very well have legal property rights to any equity and/or revenue from the house, whether or not she paid any rent to you.

    See a lawyer first and go from there.

    I'd get a male tenant, less trouble all around for numerous reasons.

    Na that legal side of things is not on the cards, she is not a shifty ***** like that. She knows I bought the house alone and we talked about this a while back.

    After thinking it all over, I will stick to a clean cut male dude... less **** around the house, easier to deal with, plus can be mates as well.

    I always went with "don't **** where you eat" lingo... I may stick with it.

    Im going to put up some flyers around a uni nearby and hope for the best.
