Those pics of the restored Villa Savoie are awesome. When I was in architecture school in the mid '70s we studied LeCorbusier extensively as the greatest modern master, and one of our profs had recently visited the Villa Savoie, and described its then-sad state of semi-dilapidation. Did a private owner restore it as a personal residence, as has been done with several significant Wright houses here in the U.S.? Thanks for the compliment. I wasn't aware of quite how good it looked from across the street until we took some pics last evening. For an old 1960's Texas "ranchburger", it turned out well. House: built 1969 and extensively remodeled in '03 and '04. Ferrari: 1964, brought back to life in '03.

This is our ranch in Stephens Country, Texas, some miles north of Ranger. 2,400 acres total with several lakes, rolling terrain, and great hunting. It has been in our family since 1860 and I'll make sure it stays that way. My next project is to build a couple of fire-pits. The house was moved to the place in 1940 from a local oilfield after the area became a ghost town and it's a perpetual project of renovation. PA property is very good deals for what you get. I have a 22-unit apartment building with 2 retail stores....insured replacement cost is over 2mil. Rent roll is 15k/month. I'm considering selling it, market value is around 800k.... its unbelivable....
Thank you, The building was built 1903. Its in very good shape. I am considering adding electric heater to each apartment instead of running the boiler which heats the whole building. Last winters monthly gas bill was 2200 per month. Each unit is metered separately.
Your right! I am shocked at what you can get for the money! SHOCKED! I made an offer on the building in Waynesburg (I find out tomorrow!) that is a steal! Were talking 5 cents a foot! This building needs some work, new windows, updated interior etc. But PA doesn't require licensed contractors (which I am in Texas) so I can remodel on the cheap! I love this state! By the way, please post a picture of your building!
