    I'm going to sell my moms house soon. We have been working on cleaning it out, cleaning it up and staging it to look good to sell. This has been a lot of work by the way. I have power of attorney for my mom. She lives up north with her sister. I use my moms money to pay most of their expenses. They live in a apartment and I use my moms money to pay for it. My mom has Alzheimers. Because I do not own the home I do not have to fill out a condition report. It is a 1950's house and not well kept up thru the years but solid and OK. Never much remodeled/upgraded. Just wondering if there are any things to look out for? Be aware of etc? If you sell real estate you may have some suggestions, watch out for, make sure you...

    House is in a desirable city with many new subdivisions with much larger homes and the realtor says it should sell quickly. Around $110,000.00. Most likely to a young family with kids as the school system is very good.

    It sounds like you've done everything you should.

    Make sure the Realtor is equiped with all the proper information, last time roof was replaced, water heater, a/c units, etc. Make sure your as transparent as possible. The more the future buyer knows the better and less chance of having something bite you in the ass later.

    I'm glad you mentioned to clean it. My aunt and uncle came in from Florida to get with a builder, but decided to look at an older home just for grins. It was not what was advertised. They said it was beyond filthy, a room advertised as an "addition" was not even what would be consider liveable space and it reaked of smoke. They were very point blank with the realtor. She even through out the "the owners don't need to sell". If your realtor ever states something like that, I'd fire her on the spot and find someone else.

    When my dad sold my childhood home there were a large number of things not in code, but they were when it was built, the roof need to be redone and either the water heater or a/c unit was on it's way out. The buyers said they would buy if my dad took care of the roof. No brainer for my dad and he took care of it. He even offered to replace the a/c or water heater (can't remember which it was) if it failed in the first year. Which it did within a month or two.

    It is not my house. I have not lived there for 35+ years. So I do not have to disclose anything my realtor tells me because it is not my house.

    sell it " as is". no warranties and advise all buyers to get their own inspections.

    I would do some due dillegence on what is expected from the state regarding disclosure(s) on a RE transaction. Many require a signed doc. Not all agents/brokers are correct on their statements. Was in Title insurance here in NY - you would cringe at what is said by RE agents who know nothing.

    I'll keep this in mind and ask the realtor to clarify this before I sign on to sell it. But as I said it is not my house and I do not have to disclose any defects. I have power of attorney and my mom no longer even much remembers she has a house. I should probably make a note of this on any form the realtor has me sign.

    1. Get EVERYTHING out of the house, particularly the closets.
    2. Clean, clean, clean.
    3. Paint, paint, paint.
    4. Update all appliances.
    5.Get your Realtor (trademark thingy) to run comps on what has actually sold in the last 4 months.
    6. Price it to market.
    7. Enjoy selling it within a month.
