    I'm surprised that someone who say's they're "self employed/realstate [sp.])" wouldn't know!

    that is exactly why he is asking - most don't shop it I suspect. I've self employeed and in real estate and I'm always interested in the scuddle-but.

    Although he needs to qualify the type of mort. he's looking for - and terms. Strandard, jumbo or super-jumbo loan, equity, credit score will play a roll as well as a good relationship w/ a local bank. Banks are still lending - considerations will be more precise and conservative.

    Anyone know if it's possible to acquire a loan from a bank overseas? Japan has very low interest rates so I've been curious if you can acquire a loan from them to purchase a home here. Of course if you buy the loan in Yen, your payment will fluctuate with the strength of the USD. 3% from Japan is still much better than 6% in the US as long as the dollar doesn't crash...

    Is it worth a 3% clip?

    Always a good idea in my opinion to find a local banker and establish a relationship because so much can change/morph during the term of a mortgage.
