I notice the high mileage manual 612 seems to have sold (well, the advert has disappeared anyway).

Say "hello" if you're the new owner. :)

This car has been at this dealer for almost a year, has anyone taken a look at it recently? They raised the price again for some reason, but hearing that it's in rough shape is a shame. There was a manual 612 at ferrari of houston that sold for 200ish but I missed out on a 612 at a merc in Orlando that was priced like an F1 by an hour or so and that was a shame.

...the one in Orlando looked like a great deal but was F1.

I can't say you're wrong. On the other hand, according to the old saw economists have accurately predicted six of the last five recessions.

It is also the case that the market for three-pedal 612s is so tiny it is far from an efficient market. The same goes for any Ferrari with similar production numbers.

Some data points that we do know about are that a 45K-mile three-pedal '05 612 sold for $205,000 on Bring a Trailer in July 2021, followed eight months later by a 15K-miler three-pedal '05 612 going for $289,000 on BaT in March 2022, about 90 days ago. Add $5K to each price for the buyer's premium. Now we have this 23K-mile three-pedal '05 with a RNM auction bid of $240,000. This car is now available on pcarmarket.com at a Buy Now price of $295,000. According to cargurus.com a San Diego dealer has a 7K-mile '05 on offer at $349,900. A Norwood, MA dealer has a 17K-mile '05 for $339,900. A Hollywood dealer has a 45K-mile '05 for $255,000. At $50,000 more than the August 2021 BaT car, this "high" mileage unit seems to be the lowest-priced 3-pedal 612 in the USA.

That Red 612 was indeed a Wil DeGroot conversion. I’ve been working with Wil for many years. In fact his very first conversion was a car that belonged to me. I was the Guinea Pig!
Wil has noticed that many of the genuine Ferrari Parts used for the conversions have dried up btw. For example, you can no longer get the famous shift gate from Ferrari. There’s a poor reproduction coming out of India without the Cavallino that shops now have to source. My conversions have all been done with genuine Ferrari parts. It’s unlikely that future conversions will be done that way unless they buy a wreck.
My car runs great and I intend to keep it for a long time so it’s relative value is not a concern of mine.
