I was able to take pictures when I dropped the LM last week.. I'm back in Vegas now an will go check on my car today.. I just came back from the Winn's. Gary and De came with me and we got the grand tour. Some place !!! I was happy to see that they moved the F40LM next to the Enzo. \Can't wait to the opening on Sunday, this will be a great show. Roand F40LM invading De's pc..
Yeap. Read many boards that said it was nice and pretty, but wasn't "WOW". It has to be hard to step up from the Venetian and Bellagio. You can only do so much. Hopefully I am wrong when I see it for myself. I am just curious of the size (over 2,000 rooms) and the high prices of everything, plus rumors of "harder access" to the resort that may deter walk-by traffic, it will be interesting to see.
Yeah, and each one of those rooms cost $1,000,000 to build. When Steve Wynn was building the Bellagio, it costed him $553,000 per room. INSANE!
I jumped in a cab Thursday night from the Hilton and said "Wynn please"...The driver just laughed! He said there was no way he was going to attempt to get in there. When we drove by it, he was dead on. There was a HUGE line of people out to the street waiting to get in.
You're right after resorts like the Bellagio and the Venetian, theres only so much one upmanship that can go on. The Wynn, compared to those resorts had a friendlier warmer feel. Its a resort that caters to the guests more than acting as a magnet to grab passerbys, which ultimately may not prove as profitable, but if your staying there gives the you a level of privacy unheard of in vegas. It actually has the feel of a resort- as opposed to overly oppulent tourist trap. Give it time for the crowds to die down, and the remaining construction to die down and the Wynn will prove as the ultimate of all the hotels on the strip
Yeap...I'm just am interested to see how to plays out. The prices seem very "high-end" from the shops, restaurants, rooms (which I think are the highest in town). He'll have a tough time luring the very small group of "Whales" from the Bellagio and The Venetian (which really takes care of these people). I don't know, he seems to be pitching his casino to a super-wealthy group, but does he have enough of a market to fill his hotel. Walker-bys generate gaming, shopping and dining revenues. $2.7 Billion is alot of dough.
The Majority of the Profit will be generated by Non-Gaming Revenues ! The Hotel/Casino was designed from the Inside Out, not Vice Versa. In other words, you must be on the Property to truly Appreciate it . The Water Mountain, Hotel & Golf Course block the Views from the Strip.No, i don't work for Wynn, but i did purchase some Stock @ $14.A little bias perhaps, but it is worth a Visit. I will avoid the Resort for the next few weeks (i don't blame Taxi Drivers). The Ferrari/Maser Dealership is nice, not Spectacular. Yup, the cost was about $1,000,000 per Hotel Room !!! 2.7 Billion divided by 2,716 Rooms. YIKES !!! No "Junk Bonds this time.
Non-gaming revenues? People go to Vegas to gamble. It's still the core for any resort. My point is, that the resort is huge, and it is a big-time bet itself with that pricetag, and is a highly-price resort in terms of rooms, amenities, ect. Can it tap a smaller market of the people with the money to gamble, shop and eat at the eat, from the much stronger competition (The Venetian and Bellagio are heavy in the luxury market, and Ceasers and the MGM Grand is stepping it up with the Forums Shops and the Cosselusse) then he has ever had. I'm not saying it will fail, just it will be interesting after the "newness" wears off how it thrives.
