    built in 1984. priced about right for this area, I actually think selling price might be closer to $430k.

    I have been past this house many time. I only live about a mile away. The lot is very large and the house is set back a good 100 yards off the two lane low use street that it fronts on. This area was dairy land not many years ago and it seems as though you are living out in the country instead of just a couple miles off 820.

    For this price it is definitely worth a look. I would bet that if you look closely, it will need some updating and maintenance........

    Rob: Nice place, looks well maintained, and a lot of house and garage for the money! There's a reason it's so cheap...to update to today's aesthetic, finish, and amenity standards, you're looking at rock-bottom $250K to do it right.

    I know; recently been there and done that with a very solid late-60's ranch. The houses in my neighborhood are very similar to your example...big houses for the time, 3K to 4K feet AC living space + attached 2 or 3 car garages, big lots, many still owned by the original purchasers, who are very elderly now.

    That puts a price cap on, but younger folks are slowly moving in and spending significant money on remodeling, and there have been a few teardowns as well.

    Tarrant County Appraisal District has the house valued at $301K... and appraised at only $262. Wow.

    Very well kept and nice house, but sad to see that it's lacking in an updated interior. I think that would bring down the price.

    Holy $heetski that is amazing to someone in the n. cal market. That is modest starter home territory out here, even way up the coast in my neck of the woods. And you would be lucky to get a garage at all.
    Remind me again why Texas real estate is so cheap??

    I don't know enough about Las Vegas but I know several RE investors in Phoenix and spent some time out there with them in May.

    Phoenix was a direct spillover of the crazy real estate values in So Cal... people who made their money in So Cal dumped lots into the Phoenix market. That's why it had an artificial boom that has since receeded dramatically in the last year. (at least as of May of this year. Don't know what's hapened in the last 7 months but I suspect more of the same.)

    We have one like that here in Alamo, CA.

    It's 3,800 ft2 with an 8 car garage, and it's $2.2 million.

    Real property taxes would be about $26,000.00 per year!

    You guys have a better deal.

    Well, property taxes would be $12k, but no state income tax. Property taxes here on $2.2m would be $66k. :)
