Sustainable Prop price growth

Here in Hong Kong up 5% per week since the start of the year, where we are looking it is rising 10% per day with many buying and selling before they take posession. And whatever you offer will be upped by seller, you counter offer and they up it again. Since HKG still hasn't got a rosy outlook long term has anyone got any approximations for predicting when it will crash as me thinks the current 500% increase per annum may not be sustainable
